The Director of Initial Renovations oversees all aspects of the property renovation production cycle, ensuring regional teams meet or exceed standards and expectations related to quality, budget, and schedule. This position will be to oversee the Central or Mid-West Region.




  • Oversee all initial renovation operations across the assigned territory and support goals of the company and the VP, Construction.
  • Provide reporting and data analysis on initial renovation projects to leadership to influence changes for efficiency and best practices.
  • Ensure collaboration within the regional teams needed to meet and/or exceed all national goals related to initial renovation projects.
  • Coach, train, build consensus, anticipate roadblocks, and motivate regional teams in all facets of efficient construction operations. Train regional employees to ensure budgets are consistent with the quality and pricing standards for the market.
  • Monitor upcoming property acquisitions and project pipeline and delivery schedule to coordinate effort across functional groups in the regions.
  • Manage the centralized process of review and acceptance of all initial renovation budgets prepared by the regional turnover teams. Review change orders to ensure consistency of pricing and necessity of work.
  • Maintain and improve cost control measures including the company’s standardized bid template, itemized unit pricing, and vendor agreements.
  • Develop and maintain the vendor pool needed to support construction operations in each region.
  • Provide detailed review of the spend associated with the physical improvement of homes across the company.
  • Implement quality control measures in the construction process to ensure the functional quality of the homes prior to resident move in.
  • Work with the VP, Construction to develop, pilot, and implement new initiatives.
  • Oversee the use of operational software resources and reports to ensure best practices and data integrity. Conduct periodic field and data audits to ensure projects are performed to standard.
  • Liaise with other directors and senior managers across all regions to develop proactive teams that effectively adapt to growth and changes, and work in a collaborative environment.
  • Support the regional teams by providing functional expertise to source new talent that add value to the organization. Uphold and emphasize the company’s standard for ethical behavior.

  • Residential renovation project management over a large number of ongoing jobs

  • Strong knowledge of construction practices and project sequencing
  • Experience with building permits and dealing with building officials
  • Ability to prepare/approve scopes of work, construction schedules and cost estimates
  • Extensive residential construction or renovation experience

  • Primarily working indoors, away from the threat of any weather conditions
  • May sit or stand for several hours at a time and climb up and down stairs multiple times each day
